City of Allen TX water heater requirements

July 30, 2008

Effective September 2007, the Texas State Legislature enacted into the Plumbing License Law additional wording to specifically include water heaters in their list of plumbing fixtures, required by law, to have a plumbing permit issued prior to installation. In addition, the law provides that such installations be done according to current codes by an Allen TX licensed master plumber and inspected by a licensed plumbing inspector.

The City of Allen uses 2006 International Plumbing Code with some admendments and the 2006 International Residential Code

Allen Texas Water Heater Installation Requirements:

Water Heater installations shall be subject to the following: All water heaters, including those installed in garages shall have a pan beneath them. All waters heaters installed in the garage, gas or electric, new or replacement must be elevated to where the ignition source is at least 18” above the floor. Pan drains should terminate outside the building if possible. Where this is not possible, a boiler drain should be installed in the pan outlet. Pan drains for the water heater may terminate at the lip of the tire stop in the garage if the garage floor is sloped. Due to the possible fire hazards, replacement water heaters shall meet current codes with regard to combustion air and vent clearance.
