City of Coppell TX water heater requirements

Effective September 2007, the Texas State Legislature enacted into the Plumbing License Law additional wording to specifically include water heaters in their list of plumbing fixtures, required by law, to have a plumbing permit issued prior to installation. In addition, the law provides that such installations be done according to current codes by a Coppell TX licensed master plumber and inspected by a licensed plumbing inspector.
Coppell Texas Water Heater Installation Requirements:
It is required of all water heater installations that a plumbing permit is issued and inspection by a licensed plumbing inspector. All water heaters must be installed in accordance with current code requirements, which include:
For replacement of gas water heaters: The proper size and location of combustion air, proper size fuel gas line, proper venting, correct routing of the cold water supply and valve as well as temperature and pressure relief (pop0off) valve and piping, correctly elevating the water heater in hazardous (garage) locations.
For replacement of electric water heaters: Correctly sized electrical service and breaker, correct routing/location of the supply and pop-off lines, correctly elevating the water heater in hazardous (garage) locations.
Other installation guidelines: The City of Coppell Texas requires gas and electric water heaters to be on a stand 18” off the floor or ground. A bib valve on drain pan can be used to hook up hose to drip pan. A drip pan is required to be installed under a water heater when not located in a garage. The drip pan should be piped to the outside and run to the ground, but it does not need to be piped when the water heater is located in the middle of the house. It is mandatory that the t & P line run to the outside when the water heater is in the middle of the house. The city of Coppell does not allow the t & P line to drain in the crawl space when the house is a pier and bear construction (hard copper- not flex). AGA-approved valves are required. The city of Coppell approves the use of flexible water connectors and flexible gas lines for water heater installation. Insulation on water pipes in unheated areas is required.
