City of Irving TX water heater requirements
Effective September 2007, the Texas State Legislature enacted into the Plumbing License Law additional wording to specifically include water heaters in their list of plumbing fixtures, required by law, to have a plumbing permit issued prior to installation. In addition, the law provides that such installations be done according to current codes by a Irving TX licensed master plumber and inspected by a licensed plumbing inspector.
The City of Irving follows the 2006 International Codes.
A permit and inspection is required for a water heater installation. A drain pan is required on all water heaters where structural damage can occur (located inside the home or if the water heater is located in the garage & can leak into the home. If the water heater pan cannot be piped to the outside, a hose bib on the pan opening is required. This will enable the occupant to attach a hose and run it to the outside. If a temperature and pressure relief valve cannot be run to the outside a Wags valve or other approved similar technology is required.
Electric water heaters located in the garage must be elevated 18 inches above the floor.
Thermal expansion tanks are only required on a closed loop system.
Gas flex lines must be replaced during water heater replacement.
Gas sediment traps are required by all water heater manufacturers.
