Little Elm TX Water Heater replacement requirements

The Town of Little Elm TX follows the 2009 IRC & IPC codes with additional specifications as provided below. (Updated 08/09/2013)

Effective September 2007, the Texas State Legislature enacted into the Plumbing License Law additional wording to specifically include water heaters in their list of plumbing fixtures, required by law, to have a plumbing permit issued prior to installation. In addition, the law provides that such installations be done according to current codes by an Little Elm TX licensed water heater technician and inspected by a licensed plumbing inspector.

Specifications provided by Town of Little Elm (current as of September 2011)
A. Permits
1. All water heater replacements requires a permit.
2. An expansion tank is required on all city supplied water lines to the water heater.
3. A sediment trap is required on the gas line.                                                                                                               4. A quick disconnect is required for electric water heaters if the electric panel is not within sight.                  5. Water heater must be elevated 18 inches above floor when located in the garage.

B. FAQ’s
1. Is a pan required in the house? No, if on the ground floor and the floor is a concrete slab. Yes, if located on any other floor, in the attic or where structural damage can occur.
2. Is a pan required in the garage? Yes, if on a wooden platform or the platform is immediately adjacent to a wall that could be damaged by leakage.
3. Is a drain to the outside required? Not required in the garage, but must drain to the floor where it can drain to the outside without damage to the walls, etc. A drain is required inside a house, in all locations that require a pan.

C. Inspections
1. A final inspection is required on all water heater replacement.
